CARLSBAD - THE VILLAGE BY THE SEA
Known as "The Village by the Sea," the city of Carlsbad offers the charm of a European town with the conveniences of a large city. As you wander streets lined with antique stores, boutique shops and sidewalk cafes, you'll soon discover much more, including miles of coastline, beautiful flower gardens and world-class shopping. Carlsbad real estate lies along an incredible 7-mile stretch of pure Pacific coastline. This affluent city of approximately 110,000 proud residents enjoys the perfect year-round climate, sandy beaches, beautiful inland Californian scenery, and plenty of exciting attractions, activities, and annual events to keep everyone busy each day of the year.
The City of Carlsbad can be divided into four areas - each with its own lifestyle and community. The boundary lines dividing the four areas are Palomar Airport Road (separating North and South) and El Camino Real (separating East and West)
The Northwest area of Carlsbad (ZIP code 92008) includes the downtown “Village” area, the Barrio and what is known as “Old Carlsbad.” It was the first part of Carlsbad to be settled – and is often seen as the “most walkable” of Carlsbad’s communities. The homes range from quaint 1950s “beach cottages” to elegant “estate homes” on the hills overlooking the Pacific Ocean.
The Southwest area (ZIP code 92011) extends along the Pacific Ocean to the south of the center of Carlsbad. It includes the Aviara resort neighborhoods and surrounding areas including the homes west of the 5 (Waters End, San Pacifico, etc). This quadrant includes the main Dove Library, Costco Carlsbad, the Batiquitos Lagoon, and Poinsettia Park. It is located west of El Camino Real and south of Palomar Airport Road.
The Northeast area (ZIP code 92010) consists primarily of single-family homes, with larger lots found in the older area known as Chestnut Hills. Newer developments continue in this quadrant at Calavera Hills and Robertson Ranch. The newly opened Sage Creek High School, Lake Calavera, and Calavera Community Park are located in this quadrant. It is located east of El Camino Real and north of Palomar Airport Road.
The Southeast quadrant is the most recently developed in Carlsbad (ZIP code 92009), and contains the largest number of dwelling units of the four. It encompasses many newer “master planned communities” including La Costa Valley, La Costa Oaks, Bressi Ranch, Rancho Carillo, as well as many Custom Homes along the often steep hillsides. This area includes the La Costa Resort and Spa, Stagecoach Community Park, the adjacent La Costa Canyon High School, as well as access to The Forum Shops. It is located east of El Camino Real and south of Palomar Airport Road.
